JOB DESCRIPTION SUMMARY
Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the service team members. Performs tasks to ensure the overall cleanliness and proper appearance of vacant apartment homes, leasing office, and other amenities to enhance and maintain property appeal.
JOB DESCRIPTION
Essential Responsibilities:Â
1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.Â
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.Â
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.Â
4. Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.Â
5. Distributes notices and communications to residents as necessary.Â
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.Â
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.Â
8. Complies with Greystar's safety and risk-management policies by attending and participating in the property's routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.Â
9. Cleans the leasing office, clubhouse and common-area restrooms, the model(s), amenities and vacant apartmentÂ
homes on a daily basis or as directed by the appropriate supervisor.
10. Ensures all vacant apartment homes and targeted show units are freshened throughout the day to maintain marketready appeal.
11. Assists in the make-ready process by performing additional duties requested by Service Manager, CommunityÂ
Manager and/or Assistant Manager.
12. Informs appropriate supervisor of any observed hazard or potentially dangerous situation to residents, teamÂ
members, guests, and others.
13. Maintains an appropriate inventory of cleaning supplies, and informs the appropriate supervisor when a re-order isÂ
necessary.
Organizational Responsibilities:
1. Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements,Â
organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
2. Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures,Â
and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
3. Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
4. Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or otherÂ
professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility
Working Conditions:
â¢Â   Incumbents work both in and outside of apartment buildings and in all areas of the property, including amenities.
â¢Â   Exposure to cleaning chemicals, paint fumes, solvents, adhesives, etc.
â¢Â   Must be able to handle a variety of cleaning chemicals, including some that may require pre-mixing.
â¢Â   Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
â¢Â   Must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
â¢Â   Must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
â¢Â   Rare or regular travel may be required to attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
â¢Â   Must be able to work a flexible work schedule, including weekends.
Required Licenses or Certifications:
â¢Â   Incumbents must have valid driver's license to operate a golf cart on property.Â
Knowledge, Skills, Abilities:
â¢Â   Read, understand, and comply with product labels and safety, policy, and procedure manuals.
â¢Â   Incumbents must be knowledgeable and skilled in the safe use and maintenance of cleaning fluids and tools.
â¢Â   Demonstrated ability to solve problems in a variety of practical situations and follow standardized procedures.
â¢Â   Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts and respond courteously to questions and requests.

COMPENSATION & BENEFITS
Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.
Corporate Positions: In addition to the base salary, may be eligible for an annual performance bonus that is based on individual and company performance.
Onsite Property Positions: In addition to the base salary, may be eligible for a discretionary weekly, monthly and/or quarterly bonus based on budget.
