Avalon Development is searching for someone with prior experience in Commercial Real Estate. The successful candidate will lead initiatives to generate and engage with business partners & retail brokers to build new business for the company. This Candidate will be committed and proficient in speaking and writing with strong communication skills. They should be able to use critical thinking when formulating plans and have a track record of successfully carrying out specific strategies.
Responsibilities:
As the Business Development Manager with Avalon, you will lead pitches and proposals across the firm (Texas Region). The ideal candidate is a highly strategic and relationship-driven collaborator who is detailed-oriented and possesses a broad skillset across several categories: proposal development, zoning and entitlement, pipeline tracking, and calendar management, with knowledge of the real estate industry.
The Development manager will work with the VP of development and should be able to prepare a detailed financial analysis summary with positioning and investment drivers for sales opportunities. Responsibilities include, but are not limited to:
? Conduct Market Research and feasibility studies to identify opportunities for new development projects
? Locate & Identify Commercial Real Estate opportunities
? To be directly involved in the acquisition, leasing, and sales of shopping centers, and single-tenant net leases.
? Knowledge and understanding of the Zoning and entitlement processes.
? Knowledgeable of local real estate markets, growth trends, and occupancy rates in cities and state.
? Oversee all aspects of the development process, land acquisition, due diligence, through construction through to completion
? Negotiate with government agencies, landowners, and stakeholders to secure approvals and permits.
? Stay abreast of industry trends and best practices to ensure that the company's developments are at the forefront of the market.
? Attend industry events and networking functions to generate leads and build relationships.
? Manage multiple projects simultaneously with minimal direction to the satisfaction of internal clients. (i.e. The tenant) Successfully collaborate with team members and manage multifaceted tasks for various projects with short deadlines.
? Manages the relationship with the tenant and all stakeholders.
? Monitor post-completion performance of developments and take corrective action as necessary. Facilitate debrief sessions with the pursuit team to document lessons learned. Adopt a continuous improvement mindset.
? Organize, attend, and contribute to preparation of meetings with stakeholders
? Support the preparation of all deliverables related to the opportunity.
? Performs financial analysis and underwriting for new development proposals.
? Gathers and researches sales and rent comparable.
? With limited to no guidance, organize, manage, and track multiple detailed tasks and assignments with frequently changing priorities in a fast-paced work environment.
Knowledge Management & Business Intelligence
? Tracks, measures, and reports on performance metrics (win rate, trends, and insights).
? Complete due diligence and competitive analyses for pursuits including research and analytics.
? Understand and analyze industry trends and competitive activity.
? Maintain a library of pitches/presentations, standard marketing collateral materials, case studies, biographies, and knowledge management efforts to aid client acquisition.
? Identify new ways to present material to improve pitches and proposals; and maintain an internal best-in-class library of creative marketing materials/approaches.
Minimum Requirements include:
? Bachelor's degree in an appropriate field of study from an accredited institution or equivalent work experience.

? Experience in commercial real estate required. Investment management experience is a plus.

? Ability to produce multiple deliverables quickly, while maintaining quality and accuracy.
? Work overtime as business needs deem appropriate.
? Proven working experience in project management
? Strong working knowledge of Microsoft Office
? General civil engineering knowledge
? Ability to interpret/understand blueprints, soils reports, utilities legal documents, easements, right of ways, engineering, planning, and zoning issues
? Ability to interact and coordinate workflow with outside consultants, planners, engineers, municipal staff, attorneys, etc.

Must reside in the metro Dallas/Fort Worth area
