Washington Capital Management, Inc. (https://www.wa-cap.com/) is seeking a Real Estate Analyst (“The Analyst”) to be based in Seattle, WA. The Real Estate Analyst evaluates potential investment opportunities and financial decisions involving commercial real estate, and makes recommendations to the portfolio managers, asset managers, and investment committee. The role involves conducting portfolio analysis, evaluating alternative real estate investments, and utilizing historical financial information combined with performance projections. Supports the CIO-Real Estate in evaluating investment alternatives, analyzing quarterly results, adjusting portfolio allocations, and preparing presentations to the WaCap Real Estate Investment Committee.
This work will include:
Financial modeling: prepare ARGUS analysis of proposed acquisitions and development projects, and review ARGUS runs from appraisers on existing projects.
Prepare DCF projections and IRR calculations utilizing Excel.
Prepare Excel-based portfolio analysis of the impact of “what if” scenarios on portfolio characteristics.
New business: assist in underwriting and presenting opportunities for new investments, including:
Financial analysis of prospective ground-up developments & acquisitions of industrial, multifamily, office, and specialty real estate properties.
Analyze market supply and demand fundamentals, including vacancies, market rents and concessions, TI costs, and brokerage commission rates.
Contact brokers, appraisers, developers, architects to identify investment opportunities.
Economic summary: prepare concise summaries of proposed investments and the rationale supporting the investment.
Analyze the sensitivity of returns to changes in pro forma cash flow variables.
Prepare and present investment proposals for internal Investment Committee.
Assist in closing both development investments and stabilized acquisitions.
Work with asset managers & developers to evaluate proposed lease terms.
Bachelor’s degree from an accredited 4-year university required; MBA, CFA, CPA, or MAI designation preferred.
A degree in Real Estate, Finance, Accounting, or Business preferred.
2-3 years of experience in real estate required.
