Position Overview: The Investment Associate will work closely with the CEO & Fund Manager to identify and execute compelling private equity fund and direct investment opportunities in line with the articulated strategy of Tulsa Real Estate Fund. In order to achieve this goal, a successful candidate will:
• Conduct due diligence on private equity fund managers including on-site diligence, strategy and portfolio reviews, quantitative and qualitative performance analyses, and team evaluation • Evaluate direct co-investment opportunities by conducting meetings with sponsors and/or management teams, reviewing financial models, assisting with development of the investment thesis and risks, and performing analyses as-required to support investment consideration • Negotiate common real estate contracts, including leases, loan documents, purchase and sale agreement, development service agreements, and property management/leasing agreements. • Monitoring of the construction process on development investments to ensure quality of construction. • Review quarterly appraisals for factual accuracy and consistency with other similar properties. • Oversee/assist in the budget process and preparation of the annual strategic plan for each property • Review periodic property reports and track operating performance. Prepare quarterly updates summarizing results. • Provide assistance to the transaction team for both the acquisition and disposition of properties. • Lead preparation of investment committee materials to review and approve private equity fund investments and direct co-investments
• Perform ongoing portfolio monitoring and management including attending annual meetings, conducting regular interim calls with private equity fund managers and direct co-investment sponsors, and preparing internal reporting • Support the investment team and client advisory team as needed for the right candidate, this position is intended to be an empowering start/continuation of a career in private market investing with an eye toward long-term partnership.
Qualifications • Bachelor’s degree from a top-tier institution with a strong GPA and a demonstrated history of academic and extracurricular leadership • 2-3 years’ experience in investment management, investment banking, and/or related fields
•Extremely intellectually curious and highly self-motivated with exceptional written and oral communication skills • Excellent analytical skills with demonstrated ability to think critically and creatively to drive investment processes and solve problems, and strong financial modeling skills • Advanced proficiency in Microsoft Office Suite • Commitment to advancing professionally over time • Interest in residing in the Atlanta area long-term • Preference will be given to candidates with experience evaluating private equity funds and direct investments, particularly in the lower middle-market and/or executing real estate private equity fund secondary investments
