We currently have a full-time opportunity for a talented Operations Manager to join Victoria Gardens team in Rancho Cucamonga, California.
As an Operations Manager supervises and leads a team to manage the mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court activities. Provides event support for marketing initiatives and the specialty leasing program for commercial property(ies). Responsible for tenant coordination for tenant improvements and landlord capital projects.
Additional responsibilities include:
Supervises the mechanical maintenance grounds keeping, interior and exterior maintenance, custodial, housekeeping and/or food court employees. Hires, trains, schedules, disciplines employees. Oversees and reviews their work. Performs performance appraisals and recommends pay changes.
Oversees the day-to-day mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court functions to ensure the prompt and efficient maintenance, repair and servicing of equipment and facilities within budget constraints.
Troubleshoots complex maintenance problems and develops creative solutions. Performs complex maintenance duties as necessary.
Interfaces with contractors and vendors. Creates written specifications and secures bids for services in accordance with established bid process. Researches and evaluates new housekeeping and maintenance products and procedures. Solicits bids, negotiates with vendors for goods and services. Holds vendors accountable for quality of work, billing accuracy and adherence to property policies and procedures for all projects and contract compliance.
Interfaces with tenants regarding their maintenance and housekeeping responsibilities.
Interfaces with landscape vendors to ensure horticultural practices are followed.
Establishes schedules for repairs and preventive maintenance and ensure they are adhered to.
Prepares and makes recommendations for the long-term capital budget. Develops scope, solicits bids, negotiates with contractors, implements and manages capital projects to completion and holds vendors / contractors accountable.
In accordance with property budget, spending authority to purchase supplies for immediate property needs.
Responsible for analysing operations to recommend cost savings, efficiencies, and to meet state, local and federal code compliance.
Other duties as assigned for the property(ies) needs.

To be considered a strong candidate for this role, you will approach relationship management with internal and external stakeholders with ownership. Key capability requirements include at least 5 years of progressively responsible experience with commercial property maintenance function. An undergraduate degree from an accredited college or university with a focus in Engineering or related discipline is required. In the absence of a degree, directly-related job experience managing daily operation of the maintenance functions of a commercial property, where many years and proven knowledge offsets the degree requirement. General knowledge of landscaping or horticultural practices is desired.
To be considered a strong candidate for this role, you will approach relationship management with internal and external stakeholders with ownership. You would need to be a person who can balance office and hands on activities while exhibiting leadership for impactful outcomes. A proactive, strategic and detail oriented mindset is essential. Ideally, a candidate would have proven proficiency in Microsoft suite and possess a valid driver’s license. The preferred candidate would be a self-motivated, a team player with excellent communication and interpersonal skills and have the ability to effectively prioritize in a fast- moving environment.
