Reporting to the Senior Vice President, US Property Funds, your role will provide key inputs for the strategic management of Global Real Estate Funds. The role will liaise across the business to help facilitate capital management decisions, analyse retail market trends and macro drivers of both strategic and tactical markets, coordinate the preparation of client specific requirements and ensure the integrity and effectiveness of Fund analytics and reporting. The role involves responsibility for liaising with Investment Management, Global Client Services, Performance and Analytics and Property Management groups to coâ??ordinate the preparation of strategies, budgets, presentations, market research and monthly reporting. Operating with a large degree of autonomy, the Analyst will provide key support to the US Capital team in the operational and financial management of Real Estate products.
The key accountabilities are not limited to but include:
•Establish and maintain financial performance models including stress testing outcomes and prepare and monitor product strategies and objectives including: •Fund performance forecasts over the short to long term (1 â??10yr) •Capital management strategies •Forecast project expenditure and development pipeline considerations •Analyse asset level models and key performance metrics, identifying trends and opportunities •Analyse evolving operational market trends and conditions. •Analyse econometric market screening process identifying strategic and tactical markets •Attribution and Contribution portfolio analysis •Identification of key product risks and preparation of risk matrix •Provision of sensitivity analysis on key market and asset variables. •Review and validation of underlying asset performance and strategies
•Responsible for the provision of an accurate, timely quarterly report to the Client GRE US Capital team. The report should include: •Well considered, concise and accurate summary of key performance measures, key risks and key deliverables for each of the products. •Extensive data attachments including, Current and Historical Product performance, Product Capital Management Metrics, Product Attribution and Contribution Metrics, Asset Level Performance, Operational Metrics including NOI, Valuation Metrics, Unit Holding and Taxation metrics,
•Preparation of wellâ??considered adhoc research, Q&A and presentation material considering evolving operational market trends and investment drivers. •Assist the Client GRE US Capital Team with capital raising programs and client management. •Prepare and coâ??ordinate Investor Reporting with Client's Client Services including quarterly and annual reporting requirements. •Assist with Treasury analysis of the Real Estate debt facilities. •ClientGRE Investment Management – the communication and interaction between ClientGRE IM and ClientGRE Capital is aimed at ensuring accuracy and consistency of valuations, cash flows, returns, capital requirements and client reporting. •ClientGRE Performance & Analytics – establishment and maintenance of close working relationships to ensure accuracy and consistency of Fund and Asset level analytics. •Client – providing input to the ClientRE strategic plan and business plan as required •Internal and external communication. •Degree qualifications in a relevant field (Finance, Mathematics, Real Estate) •Good understanding of fundamental economic and real estate market drivers including how market metrics and forecasts are derived. •Strong attention to detail, methodical and accurate •Advanced Microsoft Excel skills •4+ years’ experience within finance, property or banking •Ability to develop and maintain effective relationships with a wide range of stakeholders •Ability to identify problems, assess potential solutions and recommend a strategy to resolve •Broad general management skills. •Relationship management/interpersonal skills. •Presentation and relationship skills (internal and external clients). •Ability to participate in a multiâ??functional team internally.
