ASSOCIATE DIRECTOR, REAL ESTATE PORTFOLIO MANAGEMENT, MIT Investment Management Company (MITIMCo)-Real Estate Team, to develop portfolio strategy, identify and manage risk, structure business plans, synthesize information, create capitalization strategies, and design and communicate short- and long-term portfolio goals and objectives. Key responsibilities include assisting with the development of a strategic plan for the portfolio including execution and capitalization strategies; enhancing portfolio management framework and analytical tools used for senior management reporting; developing portfolio-level forecasting and scenario testing frameworks; standardizing asset-level underwriting and financial projections; developing risk scenarios based on capital, operational, and market conditions; assisting in the due diligence and underwriting of potential acquisitions; and assisting with other projects as needed.
The portfolio--located exclusively in Cambridge--encompasses more than 100 individual properties including office, laboratory, retail, residential, and ground lease assets across multiple pools of capital.
Job Requirements REQUIRED: minimum of seven years' relevant commercial real estate experience; proficiency with Argus and other real estate-related financial and modeling tools; B.A./B.S.; ability to think strategically about the portfolio, its operations, and the team executing the business plan; ability to proactively recommend solutions when evaluating portfolio analytics; high-level analytical and quantitative skills; proven experience developing portfolio solutions; excellent written and verbal communication skills; strong organizational skills; ability to make effective and persuasive presentations to senior investment staff and to provide efficient, timely, and reliable information to other team members; sound investment judgment and independent thinking; ability to think financially on both a micro and macro basis; and intimate knowledge of acquisition underwriting, ongoing property valuations, debt obligations, and the assumptions that affect each within an overall portfolio context.
