POSITION/PURPOSE: Responsible for day-to-day leasing activities for prospective developments and current properties; maintaining high occupancy levels at Bayer Properties’ third party – managed and owned properties. The Leasing Associate will perform various duties for existing and new clients.
PRINCIPAL JOB ACTIVITIES: Act as Leasing Manager overseeing day to day activity of a junior leasing associate for the Neighborhood center portfolio including Market Square (60k), 280 Station (40k), Cahaba Village (170k), Pizitz (28k), Germantown Collection () and Colony Crossing (); capacity to serve as primary Leasing Associate for two (2) additional assets.
Responsible for oversite and accuracy of Leasing Progress Report prior to each client call; work with Leasing Manager / VP Leasing creating a depth charts for vacant and available spaces using VTS which employee will be trained. Present new transactions to Bayer lease committee, direct Leasing Coordinator to ensure Asset Review are updated on a quarterly basis. Handle renewals / kick out situations in a timely manner at the assigned properties and assist the property management team in navigating rent relief requests.
Supplement leasing efforts / participate in client calls for two mall type assets.
Participate in new business presentations and acquisition / new asset research as necessary.
Assist in new business generation through cold-calling prospective tenants. Document and organize pertinent facts.
Market leasing opportunities within the Bayer portfolio to both regional and national retailers.
Prepare packets for prospective tenants – track receipt of materials and determine next step to push process.
Evaluate lease expirations and troubled tenants to determine re-merchandising opportunities.
Review Lease status reports.
Prepare weekly Prospecting Summary for assigned projects.
Attend local and regional “deal-making” sessions.
Follow up on deals in progress as assigned through all stages to fully executed leases.
Return miscellaneous leasing calls – obtain and document information, send information requested (packets, etc.). Determine desirability of a tenant. If approved as desirable, proceed with negotiations.
Gain a thorough understanding on the dynamics of supply and demand factors applicable to the various markets.
Demonstrate an ability to comprehensively select sites for retailer through detailed demographic analysis.
REQUIREMENTS: Self – starter with at least 5 years of related commercial real estate experience
Alabama Real State salesperson license with the requirement if not already a broker to become a broker within 1 year from hire.
Four year college degree, preferably business oriented
Strong service orientation – ability to interface with all business groups
